The real estate agent with the sign in the yard is usually referred to as a "Sellers Agent." When you see a house with a REALTORŪ sign in the yard, that means the owner of the house has signed a contract with a real estate agent to advertise and market their home, and to ultimately represent the owner in all price and terms negotiations.
Because these legal negotiations are often very complex, many buyers want a "Buyers Agent" --- an agent whose sole purpose is to represent the interests of the buyer. Since the seller has an agent working hard on their side, they too want somebody who knows real estate working hard on their side.
But the best part about being a buyer is that a Buyers Agent is normally paid through the commissions paid by the seller. This means you can have a licensed REALTORŪ:
- accompany you on the home tour
- advise you on the value of the home
- coordinate all professional inspections
- go through the paperwork
- determine the conditions and terms of the contract
- negotiate the price and terms
- arrange all the necessary legal documentation
All on your behalf --- at no cost to you.
So, if the home you like has a REALTORŪ sign in the yard, having your own Buyers Agent is a good idea. If you do not yet have a Buyers Agent working on your behalf, I hope that you will consider my services.
